We offer the following Lettings Management Services
Let Only Service – Finding A Tenant
This Service includes attending the property to advise on rent/tenancy term, marketing the property and attracting prospective tenants, arranging and carrying out viewings (if required), negotiating terms with the prospective tenant, taking up reference and credit checks on prospective tenants, arranging gas & electrical safety certificates if required, and energy performance certificates, notifying the local authority and utilities of the new tenant, collecting the first month’s rent and security deposit and place the deposit into a protection scheme, managing the signing of tenancy agreements and providing the tenant with keys and copies of relevant paperwork.
Rent Collection Service
This service includes the collection of all rent on a monthly basis and deposited into the landlord’s designated account. The preparation of statements and the management of late or unpaid rent. The Agent’s fee is to be deducted from the rental payments.
Full Management Service
This service includes arranging annual gas and electrical safety certificates, and energy performance certificate, notifying the local authority and utilities of any new tenants, undertaking of regular inspections at the property, arranging for any repairs and maintenance (cost to be charged to the landlord), checking the property at the end of the tenancy, dealing with the release of any deposit if applicable or any dispute, the collection of all rent on a monthly basis and deposited into the landlord’s designated account, preparation of statements and the management of late or unpaid rent. The agent’s fee is to be deducted from the rental payment. Where the landlord cancels management services, two months notice is required in writing or a minimum cancellation fee applies of two months agency fee.
